Every unit here shows floor, exact area, monthly price and the rate per ft². Check the floor number against the price: at 315 Montgomery Street the same building quotes both $3.10 and $6.32 per ft² depending on level, and at 580 California Street the range is $1.94 to $2.60. A 900 ft² suite three floors down can cost a third less for an identical fit-out.

5. View in person, then ask for the extras

Book two or three viewings on the same morning. Ask what is included — cleaning, internet, after-hours HVAC, parking — because those line items move the real cost more than a ten-cent difference in the headline rate. On floors above 3,000 ft² ask directly about rent-free months and a fit-out allowance; in a market with this much available space, both are negotiable.

6. Sign for the right term

Serviced rooms and desks run month to month or on short terms, which is the right choice if your headcount could double or halve within a year. Conventional floors reward length: the longer the term, the more concession you can extract.
