Furnished rooms start at $130 a month for 43 ft² at 75 Broadway and 1390 Market Street. Above that the ladder is short and specific: $390 for 129 ft² in the same two buildings, $431 for 161 ft² at 611 Gateway Boulevard, $560 for 215 ft² at 580 California Street and 50 California Street, $604 for 226 ft² at Levi's Plaza, $680 for 108 ft² at 315 Montgomery Street, and $831 for 161 ft² at both 201 Mission and 505 Montgomery Street. Nineteen units in the city listing are priced under $1,000 a month and 32 under $2,000.
Why the rate per foot looks high
A serviced room at 505 Montgomery Street or 201 Mission computes to $5.15 per ft² and one at 315 Montgomery Street to $6.32, against a city-wide typical rate of $2.67. That gap is not a markup on the real estate — it is the furniture, cabling, internet, cleaning, reception, meeting-room access and the absence of a fit-out project. Price the alternative honestly: on a conventional 1,000 ft² floor you are buying desks, chairs, a network, a coffee machine and three months of your own time before anyone starts work.
Executive suites and specialist rooms
The upper end of the serviced range is a genuine executive suite rather than a partitioned room. At 201 Mission — the Providian Financial Building — private units run from 161 ft² to 6,943 ft² and from $831 to $21,500 a month, so a founder's office and a full trading floor come from the same reception desk. The buildings also list specialist treatment rooms of 20 ft² from $46 to $126 a month, used by medical and beauty practitioners who need an address with footfall rather than a floor.
When serviced beats a lease
Three cases decide it. If your headcount could move by half in either direction within twelve months, take the flexible term. If you need to be operational inside a fortnight, a lease will not physically get you there. And if the finance team cares more about a predictable monthly figure than about the lowest possible rate, one invoice covering rent, services and internet is worth real money in avoided admin. Above roughly 3,000 ft² the arithmetic flips: the 20 units in our listing at that size are cheaper per foot on a conventional lease, and at that scale you should be negotiating rent-free months instead.
