Financial District

The densest cluster and the widest price band. 50 California Street and 580 California Street sit in 94111 and 94104 with rates of $2.32 to $2.60 and $1.94 to $2.60 respectively, and units from 215 ft² up to a 9,634 ft² plate. Across the street the tone changes: 315 Montgomery Street quotes $3.10 to $6.32 per ft² and 505 Montgomery Street a flat $5.15, both weighted towards smaller fitted suites — 505 Montgomery tops out at 969 ft². This is the address for law, finance and anyone whose clients arrive by BART at Montgomery Street.

Jackson Square and the waterfront

75 Broadway in 94111 anchors the low-rise quarter north of the towers and prices at $2.32 to $3.02, with units from a 43 ft² room at $130 up to 4,908 ft² at $11,400. Levi's Plaza at 1160 Battery Street East is the campus alternative — brick, gardens and the Embarcadero rather than a lobby turnstile — quoting a uniform $2.67 per ft² across ten private units from 226 ft² to 5,845 ft².

South Financial District

201 Mission in 94105, better known as the Providian Financial Building, sits on the Transbay side of Market Street and carries the highest ceiling in our listing: private units from 161 ft² to 6,943 ft², and from $831 to $21,500 a month at $3.10 to $5.15 per ft². It is the natural landing spot for a company that wants a tower address with Caltrain and the Transit Center on the doorstep.

SoMa and Mid-Market

95 Third Street in 94103 is Yerba Buena SoMa, priced at $2.32 to $3.48 with eight private units from 431 ft² to 8,234 ft² — the second-largest floor plate we list. 1390 Market Street in 94102 covers Mid-Market and Civic Center at $2.32 to $3.02, and it is one of only two buildings offering a 43 ft² room at $130. Both give you the Market Street transit spine and rates below the Montgomery Street tier.

Union Square and the Peninsula

166 Geary Street in 94108 is the value entry to the core: six private units, 86 ft² to 1,313 ft², $130 to $2,900 a month, at $1.51 to $2.43 per ft² — the cheapest rates in our catalogue. Off the peninsula tip, 611 Gateway Boulevard in South San Francisco, 94080, serves the biotech corridor at a uniform $2.67, with nine private units up to 5,597 ft² and the parking downtown cannot offer.
